Off-market activity has continued to rise at the beginning of the 2025-26 season. This week, two more private sales were reported. A historic home on the middle block of Clarke Avenue traded for $30M. Up in the North End, 234 List Road sold for $14.6M. Although Palm Beach is no stranger to private transactions not publicly listed on the MLS, there has been a notable increase in the past month. There isn’t a clear reason for the uptick. It could be these properties were previously listed on the market and buyers were aware of a potential sale. It could be a buyer looking for something very specific and directly approaching an owner of a property that meets their criteria. Or it could be word of mouth with the information that a specific property was available and it was sold prior to ever listing. In any case, inventory is limited on the Island right now with just 71 houses on the market. With limited options, buyers are getting creative on how to find and acquire a home that fits their needs.
The limited inventory did get a bump this week with five houses hitting the market. Three condos also came on the market bringing the total condominium and townhouse listings to 60. The most notable new listing this week is a special opportunity at 9 Via Parigi. The Addison Mizner designed tower on Worth Avenue is listed for $37.9M. It includes a two-story penthouse, first floor retail space, additional apartments, and a two-car garage.

The architect behind the landmarked home at 217 Clarke Avenue which sold this week in unknown. The home was built in the 1920s, a period when famed architects like Mizner, Volk, and Wyeth shaped Palm Beach architecture and style for decades to come.
