As summer winds down up North, Palm Beach had a typical week for this off-season. A pair of new listings and three closings. The activity is split between houses and condos. The most notable closing was at 236 Pendleton Avenue where a renovated property that had been a rental property for a few years recorded in the high $10Ms. Just because it recorded there, doesn’t make it the contract price. The contract price was likely in the mid $11Ms but closing costs were reworked to lower the purchase price for tax purposes.

A condo at the end of Royal Palm Way sold for $6.7M. This notable deal falls just short of its next-door neighbor in purchase price. The neighbor’s sold for $125K more at $6.825M. This week’s sale had a slightly more updated interior but the taste may have been a little specific for a typical buyer.

Renovations have begun at the former Saks Fifth Avenue location in the Esplanade on Worth Avenue. It has yet to be announced what will be going into the space.
